Fewer than 100 homes were sold in Chatham-Kent last month, well below recent November averages.
The Chatham-Kent Association of Realtors (CKAR) said the 92 homes sold represented a 15.6 per cent drop from the number of sales the year before. The sales totals were also 13 per cent below the five-year average and 17.3 per cent below the 10-year average for November.
"Sales activity was down from last year's levels, although this belies the underlying monthly trend of rising activity over the course of 2025," said CKAR President Barbara McCaughrin. "It's been a slow and steady recovery that hasn't necessarily shown up in year-over-year comparisons, but under the surface, we're seeing a very gradual return of more buyers to the market. In the meantime, supply levels for both new and active listings are trending above their long-term averages, which bodes well in terms of choice for those buyers who are making the decision to jump back in."
There were 191 new residential listings in November 2025. That's one listing more year-over-year.
Despite the minimal increase, CKAR noted that this was the largest number of new listings added in the month of November in more than two decades.
Overall, there were 521 units on the market at the end of last month.
The dollar value of all home sales in November 2025 was $38.9 million, with an average price of $422,880.
The average price of homes sold in CK so far this year has remained virtually the same.
According to CKAR, 1,136 units have been sold over the first 11 months of the year, which is down 6.9 per cent from the same period in 2024.
