Steeves and Rozema is planning a new Sarnia development that would see 74 rental townhouses built on L'Heritage Drive.
CEO John Scotland said their rezoning proposal is to be considered at a virtual public meeting of city council August 10.
"It will be an age-based community, or age-restricted community, geared to seniors and hopefully complementary to our existing Landmark Village at the same location," said Scotland.
The townhouses would be built on seven acres of land behind the Exmouth Street retirement home, half of which is owned by the Dante Club.
Steeves and Rozema has an agreement to purchase the land, but it's conditional to the rezoning being approved.
"We're recognizing that seniors want a certain amount of independence, so that decision to sell a home to downsize gives them another option, as opposed to condo or apartment living. [They'll be] single floor, two bedroom, garage and great independence, but also great convenience."
Scotland believes some services could be intertwined.
"We're still working out some of the details, but we envision the potential for services to be acquired from Landmark Village, such as housekeeping, cleaning, laundry...some of those things that you struggle with, to get a great housekeeper. This will give you consistency and take that administrative part off your ticket. As well as landscaping and snow removal."
Scotland said a construction timeline is difficult to predict with the current pandemic, but their best case scenario could see servicing put in this fall and construction begin in the spring.
He said units could be available for rent by late summer or fall in 2021.
