The blaze at the multi-unit dwelling at 210 Davis St. near Brock St. broke out around 5am.
Sarnia Fire and Rescue spokesman Mike Otis says the structure was heavily damaged.
"We are giving an estimate of $175,000 total for damages," says Otis. "No injuries were reported and everyone was out safely."
The Ontario Fire Marshal's Office has been called to assist with the investigation.
