The Chatham-Kent Association of Realtors (CKAR) says another record number of homes went up for sale last month, breaking the short-lived record set in June.
CKAR reported 277 new residential listings in July 2026, the largest number of new listings added in the month of July in history.
The number of new listings was up by just one listing from July 2025, according to CKAR. That's 3.5 per cent above the five-year average, and 20.9 per cent above the 10-year average for the month of July.
The realtor's association also noted a total of 594 homes on the market at the end of July, up modestly by 3.7 per cent from the end of July 2025, adding the number of homes for sale across the municipality hasn't been this high in the month of July in more than a decade. Active listings were 21.7 per cent above the five-year average and 62.8 per cent above the 10-year average for the month of July, said the real estate group.
CKAR also said a total of 133 homes were sold last month, a gain of 16.7 per cent from July 2025, adding that residential sales haven't hit this level in the month of July in five years.
According to the association, home sales were 11.8 per cent above the five-year average and 2.2 per cent above the 10-year average for the month of July, adding that a total of 726 homes have been sold over the first seven months of the year, unchanged from the same period last year.
"Sales activity was up on a year-over-year basis in July, while new listings remained historically elevated and notched the highest July on record. Overall inventories have generally been rising over the past four years, and our local market is recently more often in buyer’s territory than it is balanced," said CKAR President Carrie Patrick.
CKAR noted the price for a composite/single-family home was $406,100 last month, a modest decline of 2.2 per cent compared to July 2025.
The total value of homes sold by CKAR last month was $54.7 million, a 7.9 per cent increase from the same month in 2025.
