Record number of homes went up for sale in CK last month

The Chatham-Kent Association of Realtors (CKAR) is reporting a record number of houses going up for sale last month across the municipality.

CKAR said 329 new listings in June was an increase of 4.1 per cent, or 13 homes, from June 2025.

According to CKAR, new listings were also 16.6 per cent above the five-year average and 40.5 per cent above the 10-year average for the month of June.

The association also noted home sales last month remained stagnant despite the record surge in new listings in June.

Chatham-Kent (CK) realtors sold a total of 115 homes last month, down just 0.9 per cent or one sale from June 2025, reported CKAR, adding that home sales were 3.5 per cent below the five-year average and 14.7 per cent below the 10-year average for the month of June.

The dollar value of all home sales in June 2026 was $54.3 million, up by 6.9 per cent from the same month in 2025, said CKAR.

According to the association, CK realtors have sold a total of 593 homes over the first six months of the year, a small reduction of 3.3 per cent from the same period last year.

"Sales activity was flat on a year-over-year basis, as buyers showed tepid interest in the market despite sellers posting the highest number of new listings in any June on record," said CKAR President Carrie Patrick.

CKAR is also calling for the elimination of development charges on homes over the next three years following the announcement of the $8.8 billion federal-provincial funding program to support housing-enabling infrastructure projects.

"This will hopefully reduce development charges in municipalities and speed up the construction of new homes," Patrick noted.

A single-family home in CK was priced at $405,700 in June 2026, a minor decrease of 2.2 per cent compared to June 2025.

There were 605 homes on the market at the end of June, CKAR said, a moderate gain of 8.8 per cent from the end of June 2025.

"Active listings haven't been this high in the month of June in more than a decade," Patrick said, adding that active listings were 30.3 per cent above the five-year average and 72.5 per cent above the 10-year average for the month of June.
