Chatham-Kent (CK) realtors finished off the year on a strong note, amid decreasing home prices.
The Chatham-Kent Association of Realtors (CKAR) reported 77 homes were sold last month, up sharply by 42.6 per cent from December 2024. However, home sales were still 2.8 per cent below the five-year average and one per cent below the 10-year average for the month of December.
CKAR also said their realtors sold a total of 1,213 homes in 2025, a decrease of 4.8 per cent from 2024.
"Sales activity in December posted a sizeable rebound from the same month in the previous two years, although sales for 2025 as a whole came in slightly lower compared to 2024," said CKAR President Carrie Patrick. "The second half of 2025 was characterized by rapidly growing momentum in sales activity as buyers finally started coming back in off the sidelines. Inventories remain elevated compared to recent years, and market conditions continue to tilt in favour of buyers, so going into 2026 we’re looking at some very positive trends in our region."
The average price of homes sold in CK last month dropped by 13.2 per cent from December 2024 to $383,206, according to the realtors association.
They added that the dollar value of all home sales in December 2025 was $29.5 million, a jump of 23.8 per cent from the same month in 2024.
CKAR also reported 109 new homes were put up for sale last month, the largest number of new listings added in December in more than a decade. New listings were 6.9 per cent above the five-year average and 25.4 per cent above the 10-year average for December, noted CKAR.
The local realtors association also reported a total of 391 homes for sale at the end of December, an increase of 4 per cent or 15 listings from the end of December 2024.
"Active listings haven't been this high in the month of December in a decade," CKAR said, adding that active listings were 34.6 per cent above the five-year average and 64.3 per cent above the 10-year average for December.
