Over 900 homes sold across CK in 2025 despite slow September

Just over 100 homes were sold in Chatham-Kent (CK) in September.

According to the Chatham-Kent Association of Realtors, this is down around 10 per cent from 2024.

The average price of the 102 homes sold last month was just under $429,000. This is down roughly two per cent from last year.

Overall, there have been 940 sales in the first nine months of 2025, which is a slight decrease from 2024. The average price of all these sales is around $433,000.

"Sales activity has slowly been trending higher since the recent low at the beginning of the year, but hasn’t yet caught up with last year’s levels," said Barbara McCaughrin, President of the Chatham-Kent Association of Realtors.

The number of listings across CK currently sits at 526. This comes after 297 properties were added to the market in September, a new record amount for the month.

"With overall supply levels holding steady over the past few months when adjusted for seasonal fluctuations, we’re seeing a lot of aggressive repricing from those who are listing their homes and are determined to find a buyer," added McCaughrin.

The current listings are 31 per cent above the five-year average and 55 per cent above the 10-year average for this time of year.
