A developer from Chatham-Kent will be looking to get plans for a large subdivision in Blenheim approved by council next week.
The draft plan from DS Clarke Developments Inc. includes 173 single detached and semi-detached homes on Marlborough Street North and Nazarene Road in Blenheim along with three high-density residential blocks for apartments, two blocks for commercial use, a park, four new roads with new sidewalks, a servicing corridor, and a stormwater management pond.
"The proposed development is within the Blenheim Urban Boundary and represents an efficient use of vacant underutilized lands," wrote Chatham-Kent Director of Planning Services Ryan Jacques in his report to council. "The lands have access to full municipal services and are in close proximity to public services. The proposed mix of densities will provide a range of housing options for residents of Chatham-Kent."
A new stormwater pumping station with a natural gas generator is required to support the proposed development, according to the report.
DS Clarke Developments is also responsible for the structural realignment of the existing storm sewer under the railway right-of way and Fargo Road right-of-way and get approval from the Ministry of the Environment, Conservation and Parks for the design of the proposed pond to meet provincial standards for quality, quantity and grading.
The parkland will be developed by the municipality in the future.
The municipality will also plant boulevard trees during the build-out of the subdivision at the developer's cost.
The streets will be named and numbered by the municipality.
The subdivision is surrounded by agricultural land to the south and west, an industrial development to the north across Marlborough Street North, and a residential neighbourhood to the east separated by a railway right-of-way to the east and south.
